Stillwater Area Public Schools will receive sealed stipulated sum bids for the furnishing of all labor, materials, equipment and skills required to renovate one classroom into an onsite health clinic setting at the Stillwater Area High School. Bids will be received and project constructed under a single prime contract including General Construction, Mechanical Design-Build Work and Electrical Design-Build Work.

The project shall be constructed in accordance with Contract Documents prepared by Hammel Green and Abrahamson, Inc.

Sealed Bids will be received by the Owner until 2:30 p.m, local time, Thursday January 10, 2013; at 1875 South Greeley Street, Stillwater, MN 55082. Bids submitted after that time will be returned unopened. Bids will be publicly opened all bidders are welcome to attend.

Bids may not be withdrawn or modified within 60 days after Bids are opened. The Owner’s intent of award or judgment will be announced within that period.

Copies of the Bidding Documents are on file and available for inspection at Meda Minority Contractors/AGC of MN, Minneapolis Builders Exchange, St. Paul Builders Exchange, N.A.M.C., Reed Construction Data, and McGraw Hill. Bidding Documents may be obtained at the office of the Architect upon payment of $100.00 for each set. The deposit will be refunded if all documents are returned in good condition within ten days of the bid opening date. A mandatory pre-bid conference will be held at Stillwater Area High School on January 3, 2013 at 10:00am. Please meet at the main office. The school address is 5701 Stillwater Boulevard in Stillwater, Minnesota.

Make Bids on the bid form supplied in the Bidding Manual. No oral, telegraphic, emailed or telephonic proposals or modifications will be considered. Submit with each bid, a certified check or acceptable bidder’s bond payable to Independent School District #834 in an amount equal to five percent (5%) of the total bid. The successful bidder will be required to furnish satisfactory Labor and Material Payment Bond, and Performance Bond. The complete bid form shall be without alterations, additions, or erasures.

The Owner requires Final Completion of the project on or before April 26, 2013.

The Owner may make investigations as deemed necessary to determine the qualifications and ability of the Bidders to perform the work.

Policies regarding payment of prevailing wages and equal employment opportunity apply to this project.

The Owner reserves the right to reject Bids in whole or in part, and to waive bidding informalities or irregularities.

It is Ordered and Notice is given that on January 8, 2013, at 1:00 p.m., a hearing will be held in this Court at 14949 62nd Street North, Stillwater, Minnesota, for the formal probate of an instrument purporting to be the Will of the Decedent dated, April 3, 2002, (“Will”), and for the appointment of Toni Haas, whose address is 1243 South Shore Drive, Forest Lake, MN 55025 as Personal Representative of the Estate of the Decedent in an UNSUPERVISED administration. Any objections to the petition must be filed with the Court prior to or raised at the hearing. If proper and if no objections are filed or raised, the Personal Representative will be appointed with full power to administer the Estate including the power to collect all assets, to pay all legal debts, claims, taxes and expenses, to sell real and personal property, and to do all necessary acts for the Estate.

Notice is also given that (subject to Minn. Stat. 524.3-801) all creditors having claims against the Estate are required to present the claims to the Personal Representative or to the Court Administrator within four months after the date of this Notice or the claims will be barred.

NOTICE OF ASSESSMENT LIEN FORECLOSURE SALE

Date: December 13, 2012

1. A default has occurred in the conditions of the Common Interest Community Number 140 a Condominium Stillwater Crossings Condominium Declaration dated June 3, 2000, and recorded on June 8, 2000, as Document No. 3107322, in the Office of the County Recorder in and for Washington County, Minnesota (“Declaration”), by Christine McKinney and David McKinney (collectively, “Owner”), as fee owner of the below-described property subject to said Declaration. The land described in the Declaration is not registered land.

2. Pursuant to the Declaration and Minnesota Statutes Chapter 515B, a statutory lien exists for unpaid assessments and fees incurred from January 1, 2012, to the date of this Notice (“Lien”).

3. No action or proceeding at law is now pending to recover the debt secured by the Lien, or any part thereof.

4. The holder of the Lien has complied with all conditions precedent to acceleration of the debt secured by the Lien and foreclosure of the Lien and all notice and other requirements of applicable statutes.

5. As of the date of this notice, the amount due on the Lien is: $6,072.78

6. Pursuant to the provision of the Declaration, the Lien shall be foreclosed, and the land located at 1106 Timber Way, Stillwater, Minnesota 55082, Property Tax ID No. 31-030-20-32-0045, and legally described as follows:

Unit No. 404, Stillwater Crossings Condominium, CIC No. 140, Washington County, Minnesota (“Property”),

shall be sold by the Sheriff of Washington County, Minnesota, at public auction on January 31, 2013, at 10:00 a.m., at the Washington County Sheriff’s Office: 15015 – 62nd Street North, Stillwater, Minnesota 55082.

7. The time allowed by law for redemption by Owner or Owner’s personal representatives or assigns is six (6) months after the date of sale.

8. The Owner must vacate the property on or before 11:59 p.m. on August 1, 2013, if the Lien is not reinstated under Minn. Stat. § 580.30 or the Property is not redeemed under Minn. Stat. § 580.23.

9. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE OWNER, THE OWNER’S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINN. STAT. § 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE PROPERTY IS IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, IS NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND IS ABANDONED.

10. The Owner released from financial obligation on the Lien is: None.
